The focus is different. Me personally I go to gamble so I prefer a property with the casino as the main focus...

Great breakdown! About the Wynn/Encore, I agree, it's the class of Vegas. I love the property but just be ready to get screwed at the end of a losing trip now with discounts. In shifters words, he called it a bait and switch.

I hear you, but there is no other way to recoup the investment. I mean - a lazy day at the beach is pretty much free even if you have to shell out 30 bucks for parking/entrance.

 

What a narcissist. Gotta love him! LOL. SW is an innovator who can see into the future. This is his last hurrah.

 

I love his joints and wish I could afford to stay in them all the time, but that would mean giving up gambling on my Vegas trips. Who really wants to do that?! I think this effort will truly raise the bar, although the idea of all those Fairway Villas going bye bye is said.

He is pretty smart in the fact he is gonna take all that under performing acreage on the golf course, and turn it into a revenue machine for the masses.
While only a small percentage of Vegas visitors will spend $500 a round on golf, a crap ton of people will drop $30 for luxury like beach experience and nighttime fireworks. I am still trying to figure exactly what segment this place will be marketed to, unless he is trying to carve up his clientele into further segments up the food chain by creating a new brand in his brand.

 

Are you still going to stay there as your home place Packer once the course is gone?

 

I wonder how this project may/will affect Alon. James Packer is trying to reduce his stake by enticing some outside investment. Wynn doing this may discourage that.
Wynn has always said he welcomes nearby competion as it increases traffic flow for all etc. But given his ex-wife's and her nephew, Wynn's previous heir apparent, (Andrew Pascal) and also Elaine's brother's involvement with Alon, there may be a more personal motive also.
